Mumbai Will Never Be Affordable, Focus Should Be on MMR Housing: CM Fadnavis

Mumbai:  Maharashtra Chief Minister Devendra Fadnavis on Thursday said it is unrealistic to expect Mumbai to become affordable for homebuyers due to high land prices, regulatory hurdles, and dense urbanization.

Speaking at a CREDAI-MCHI event, Fadnavis emphasized that the focus should shift towards developing large-scale affordable housing across the Mumbai Metropolitan Region (MMR) with world-class transport connectivity to the city.

“Mumbai will never be affordable — that’s the reality. But the MMR can be affordable if we ensure seamless connectivity and infrastructure, enabling people to live there and commute easily to Mumbai,” he said.

The Chief Minister highlighted ongoing infrastructure projects, including Metro lines, expressways, and suburban rail upgrades, as key drivers of regional integration. He also urged developers to prioritize cluster redevelopment, slum rehabilitation, and modern construction technologies to accelerate housing delivery.

Fadnavis recalled his government’s efforts in implementing RERA, framing Mumbai’s development plan with industry collaboration, and reforming the real estate sector to ease business processes.

He further announced plans for an “education city” near Navi Mumbai airport, expected to host 12 international universities, generate housing demand, and boost regional growth.

“The real challenge is to bring in new technology, global standards, and better planning to ensure balanced growth with affordability in the wider MMR,” Fadnavis added.
