BMC Approves Shah Rukh Khan’s Mannat Renovation Amid Ongoing CRZ Probe

Mumbai:- The Brihanmumbai Municipal Corporation (BMC) has officially granted approval for the renovation of Shah Rukh Khan’s iconic Bandra residence, Mannat, amid ongoing scrutiny over alleged violations of Coastal Regulation Zone (CRZ) norms.

The large-scale renovation began in May 2025 and includes plans to expand the existing six-storey annexe by adding two more floors, marking a significant upgrade to the sea-facing bungalow. The architectural revamp has been closely watched due to Mannat’s high-profile location and heritage value.

However, the project has faced regulatory roadblocks after a complaint raised concerns over potential CRZ violations. On June 20, a joint inspection was conducted by the BMC and the Forest Department to examine whether the construction infringes upon CRZ limits.

Activist Santosh Daundkar has filed a petition with the National Green Tribunal (NGT), alleging that the renovation lacks proper environmental clearances and involves unauthorized demolition, illegal groundwater extraction, and unapproved structural changes. The NGT has asked for documentary evidence by April before delivering a verdict.

While BMC’s construction nod provides temporary relief to the actor’s team, the larger question of CRZ compliance remains unresolved. Shah Rukh Khan’s representatives have confirmed the ongoing renovation but have not commented on the legal or regulatory aspects.

The final outcome now hinges on the Maharashtra Coastal Zone Management Authority’s decision, which is reviewing the proposed expansion plans. Until then, Mannat continues to draw both architectural attention and environmental scrutiny.
