Amazon India has signed a major lease agreement for office space in Mumbai’s Vikhroli East, taking up approximately 94,254 sq ft across multiple entities at a total monthly rent of ₹1.73 crore, according to lease documents sourced from real estate analytics firm CRE Matrix.
The leased units are located in Godrej Two, a premium commercial tower developed by Godrej Properties and constructed by Larsen & Toubro. The deal spans five years with a 48-month lock-in period for the tenants. As per the agreement, rent will increase by 5% annually.
The space has been leased by four Amazon-affiliated entities:
Amazon Seller Services has leased the largest share—42,700 sq ft—at a starting rent of ₹78.6 lakh/month, along with 27 complimentary and 10 payable car parking slots.
Amazon Development Centre India has taken up 19,926 sq ft, with 13 complimentary and 4 payable parking spaces, for ₹36.7 lakh/month.
Amazon Data Services India leased 16,447 sq ft, at a monthly rent of ₹30.3 lakh, with 10 complimentary and 3 payable parking spaces.
Amazon Smart Commerce Solutions has taken up 15,181 sq ft, paying around ₹28 lakh/month, with 10 complimentary and 3 payable car parking spots.
All office space has been leased at a uniform rate of ₹184 per sq ft per month, and parking charges are pegged at ₹8,508.55 per slot monthly. Notably, no security deposit was paid for any of the agreements, which were officially registered on April 30, 2025.
